there are a few important things to understand about how the process works:

1: Clicking That Button Makes You a Lead - YOU ARE THE COMMODITY!

When you request a showing online, your information is sold to an agent.
You may be matched with someone you didn’t choose—and you could end up working with them long-term, potentially with financial obligations.

2: Full Representation Requires a Formal Agreement

If you want an agent who is legally committed to representing you and your best interests, expect to sign a Buyer Agency Agreement before touring homes with that agent.

3: Casual Tours Don’t Require a Contract

If you’re simply popping into an open house or asking the listing agent to show you a property, you may not need to sign anything. But remember: the listing agent represents the seller, not you.

Wisconsin also offers a WB-50 Pre-Showing Agreement. This is a non-binding agreement that explains your Agency options, and allows any agent to show you any house.

4: Agent Compensation Isn’t Automatically Built In

In today’s market, how—and whether—your agent is paid may depend on negotiation up front, not a standard, pre-set commission. Make sure you have this conversation BEFORE you sign an Agency Agreement.

5: Ask Key Questions Early

Before walking through the door or submitting an offer, make sure you understand the relationship and expectations. Ask:

  • “Who do you represent—me or the seller?”
  • “What agreement am I being asked to sign?”
  • “What services do you provide?”
